“ Story Continued ===> the people in his properties lost their jobs and moved to another place to find work. NO rent cheques and a high debt to acquire the properties pushed him over the edge. This all happened during the time I was considering doing a similar move...but I talked to a real estate lawyer and they said if there isn't at least 25% down, the deal is extra risky. The other point to make is that there is no savings rate; people are in serious debt; this makes people very anxious... ”

“ HI Yasmine, I'm Shawn..years ago I talked to a successful real estate broker...he was in the top ten in Ontario...he wasn't always a top broker...during
the 1980s he put almost no money down on 4 properties...of course the recession came and many people were out of work..but the banks don't care about that and seized his property when he defaulted on his loans...pushing him into bankruptcy...he said you need 25% down on any property as a safety precaution.
